Integrated facilities management, explained

What is integrated facilities management (IFM)?

Integrated facilities management means one provider delivers several building services — for example maintenance, manpower, inspection, upkeep and waste — under a single contract, one supervisor and one reporting line, instead of the property engaging a separate vendor for each. In Singapore, BCA actively encourages IFM because it improves accountability, productivity and outcomes for building owners.

Can I contract just one service, or do I need the full bundle?

Either. Many clients start with a single service — such as routine inspection or contract manpower — and expand into an integrated contract once they see the reporting and response in action. Each service page describes how it works on its own and how it fits into a bundled agreement.

What is the difference between hard FM and soft FM services?

Hard FM covers the physical building and its systems — M&E plant, electrical, plumbing, civil and architectural repairs. Soft FM covers services that support the occupants and presentation of the building — cleaning, upkeep, waste, helpdesk and site staff. City Integrated Services delivers both under one contract so nothing falls between the two.

How do you price a maintenance contract?

Contracts are priced as a monthly fee driven by scope (which services), frequency (how often), headcount (resident vs roving staff), the size and age of the property, and any specialist works. We itemise everything in the proposal so you can compare like-for-like with other quotes.
